I'm not sure what I'm doing wrong but I can't seem to correct this one error in the patch formula for the check-out button.

 Hi! You've got spaces where there shouldn't be, hanging single quotes, and your Check-out_Form on the second line is spelt with a small letter. Variables are case-sensitive.

As @Blaq1 mentioned the code can be quite unforgiving when it comes to typos: you need to be very exact when it comes to the syntax (commas, spaces, quotes, capitals, etc.).

The correct formula to use is this:

    {
        BookCopies: CheckOut_Form.LastSubmit.'Book Copy'.BookCopies,
        'Book Copy Reference': CheckOut_Form.LastSubmit.'Book Copy'.'Book Copy Reference',
// The important part here is that we want to indicate that the copy is now OnLoan, so that it doesn't get taken out twice
        CheckOutStatus: CheckOutStatus.'On Loan'
    }

Okay I cleaned up the spacing and hanging quotes as well as corrected the capitalization issues and still the same result.  I know it is something simple that I'm missing but before I spend another 2 frustrating hours trying to go letter by letter, space by space I thought I would ask.

Syntax can be quite tedious, but as you build up familiarity, this gets easier.

In the screenshot you posted I saw you were using parenthesis where curly braces should be used:
